Concerned about getting an accurate appraisal?


Many sellers are concerned if the home they are selling will appraise for the agreed upon price.  However, if you have had your realtor do a market analysis and have followed their advice on setting a price, then you are set in the right direction for a smooth appraisal process.  Below are some quick tips to getting an accurate appraisal:

1.   Make sure the home is in tip-top condition and looking its best. 

2.   Have your realtor meet the appraiser at the home and get their business card and license #.

3.   Have your realtor provide the appraiser with a comparable market analysis and a list of the home's features.  This will help the appraiser remember the home and all that it has to offer.

The appraiser should spend time both inside and outside the home.  Don't settle for a "drive-by" appraisal when selling your home.  As always, if you have any questions, don't be afraid to ask.
